The high profile location and surrounding heritage buildings made the construction of the Stamford Residences and Reynell Terraces residential development one of the most complex projects undertaken by St Hilliers. The development comprises 128 luxury tower apartments over 33 levels and five terraces above street level retail.
St Hilliers was engaged by Stamford Property Services in 2006 to manage the services coordination and extensive value engineering. In June 2008, the company was awarded the design and construct contract and construction commenced in August of that year.
The project required methodical management of public utilities and authorities, including Telstra, Rail Corp Infrastructure, Sydney City Council, Sydney Harbour Foreshore Authority and the Roads and Traffic Authority (RTA). The scope of work has involved the removal and diversion of all services including gas, power, stormwater as well as Telstra’s telecommunication cables, which are the major optic feed for Sydney.
St Hilliers also undertook an archeological assessment of the site because of its unique history in relation to both Aboriginal and European settlement in The Rocks area.
St Hilliers worked with the RTA to secure an 18 month partial closure of Cumberland Street in order to excavate the two level carpark, which is directly above the Circular Quay rail line. The base of the excavation requires permanent support over the tunnel, which has been achieved with over 100 vertical and horizontal rock anchors.
The terraces were constructed above the existing heritage listed Reynell building and required a significant amount of underpinning and strengthening work.
