St Hilliers successfully delivered this high quality residential development of 76 luxury apartments. The major challenge of the design and construct project was adpating the existing structure of a former commercial building to the requirements of a residential development. This was a challenging project and St Hilliers worked closely with the architect and the client to meet their objectives.
St Hilliers took possession of the former Eagle House, which had been fully stripped back to the concrete shell, prior to new works commencing. The scope of works for the project involved the addition of two new floors to the 14 level building and extensions to the floor slabs. Each floor required strengthening to support the increased loading and improved egress and fire rating to meet current BCA standards.
As the lift core had been fully removed during the initial demolition works, a structural steel support system was installed to prevent horizontal movement of the building. This support structure was gradually removed as the new core and sheer walls were progressively reinstated.
To create additional car parking spaces in the tight basement detailed excavation was required and a car stacker installed.
Working within the constraints of the existing structure and a site constrained on three sides by a highly active vehicle and street frontage made materials handling, noise and traffic management difficult. To ensure the sequence of works were undertaken on time and with minimal disruptions, the project team adopted a collaborative approach with all stakeholders and communicated regularly with the local Council and adjoining landowners to develop strategies to manage traffic flow and other issues.
