St Hilliers Property in Joint Venture with Macquarie Real Estate Equity Fund No.5 developed the former bond store at 26 Hickson Road, Walsh Bay.
St Hilliers Contracting undertook the design and construction of the new building, which comprises 9112 square metres of net lettable area over eight levels with four levels of basement parking for 175 cars.
Construction required the demolition of the existing NSW Maritime Board building and excavation for a four level basement carpark below Hickson Road. The new concrete framed building is clad in tile and glazing and stands eight levels above Hickson Road and five levels below Windmill Street.
The project also involved a public domain upgrade, which entailed a heritage restoration to the main thoroughfare from Windmill Street down to Hickson Road.
The design for the new building incorporated many ecologically sustainable development (ESD) initiatives to reduce the buildings impact on the environment and improve energy consumption.
The ESD initiatives included the reuse of recycling of 80 % of construction waste during construction and the utilisation of paint, wood and carpet products that have low Volatile Organic Compound emissions.
A higher level of commissioning of mechanical, electrical and hydraulic services also was undertaken to improve the energy efficiency and comfort within the building.
The project achieved a 4 star rating for Design and As Built in the Green Star Office Tool V2.
The development was on-sold to the major financial services group AXA Australia.
